Welcome to The 2 Minutes Responder. These Terms of Service ("Terms") govern your access to and use of our website, AI property scoring engine, and consulting services (the "Services"). By accessing the Services, you agree to be bound by these Terms.
1. Nature of the Services
The 2 Minutes Responder provides AI-driven data analysis.
- AI Property Score™: This is a proprietary mathematical estimate generated by machine learning algorithms.
- AI Consulting: Strategic guidance on automation and AI implementation.
No Professional Advice: Our Services do not constitute financial, investment, legal, or tax advice. We are a data provider, not a regulated financial advisor or estate agency.
2. AI Data Disclaimer & Accuracy
Algorithmic Nature: You acknowledge that AI models are subject to "hallucinations" and may produce results that are mathematically consistent but contextually inaccurate.
Data Source: Our scores rely on third-party data (HM Land Registry, ONS, etc.). We are not liable for errors, delays, or omissions in these external datasets.
Physical Inspection: The AI Property Score is a digital estimate and is not a substitute for a physical survey, RICS valuation, or legal due diligence.
3. Membership & Search Credits
Credit Logic: Each "Search" (entering an address or postcode) consumes one (1) credit from your monthly allocation.
No Roll-Over: Unused credits expire at the end of each billing cycle and do not roll over.
Scarcity: The Free Plan is limited to two (2) lifetime searches. Once exhausted, an upgrade is required to regain access.
4. Payments, Cancellations & Refunds
Recurring Billing: Paid plans are billed monthly or annually in advance via our secure payment processor.
UK Consumer Rights Waiver: By accessing a Property Score or Consulting feature immediately after purchase, you express consent to begin the service and acknowledge that you waive your statutory 14-day "cooling-off" period under the Consumer Contracts Regulations.
Cancellation: You may cancel at any time via your dashboard. Access remains active until the end of the current paid period. We do not offer prorated refunds.
5. Intellectual Property & Prohibited Use
Proprietary Rights: The "AI Property Score" logic, the "5-Pillar" framework, and all site designs are the exclusive property of The 2 Minutes Responder.
Anti-Scraping: You are strictly prohibited from using bots, spiders, or automated scripts to extract data from our platform.
Non-Distribution: You may not resell or redistribute our scores or "Deal Packs" without a Professional or Enterprise license.
6. Limitation of Liability
To the maximum extent permitted by the laws of England and Wales:
Liability Cap: Our total liability for any claim shall not exceed the total amount paid by you to us in the twelve (12) months preceding the claim.
No Guarantees: We are not liable for any financial loss, loss of profit, or failed property transactions resulting from the use of our data.
7. Third-Party Data Attribution
Our Services contain public sector information licensed under the Open Government Licence v3.0.

- Contains National Statistics data © Crown copyright and database right.
8. Account Termination
We reserve the right to suspend or terminate accounts immediately, without notice or refund, if we detect:
- Attempted data scraping or unauthorized API access.
- Sharing of login credentials with unauthorized third parties.
- Any activity that threatens the integrity of our AI models.
9. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of London, UK.
